Roof Maintenance

A roof needs all the help it can get to withstand nature's wrath. Over the course of a year, a roof may have to shed heavy downpours of rain, resist strong winds, stand up to hail, support a blanket of snow, and withstand the destructive forces of (sometimes repeated) freezing and thawing.

A maintenance program that includes scheduled inspections, tests and overhauls is the best way to keep a roof from failing. Proper maintenance is as important to your roof as a frequent tune-up is to your car, and can be crucial to the long life of your roof.

If you have a low-sloped ("flat") roof, clogged drains can be one of the biggest problems leading to roof failure and leaks. A roof should shed water, not hold it. Drains must free of debris and backed up with auxiliary drains and through-wall scuppers which may provide the only drainage if the primary drains become blocked.

Ponded water, which can overload a roof, must be avoided if possible. When water "ponds" on a roof, it will find its way into the smallest openings and can lead to water creeping into various areas of a building. You may not be aware of a problem until your ceiling or walls become stained.
